There is a diverse dichotomy of income brackets and housing options between neighborhoods in the Vail and Gore Creek valleys. Whether it be a modest little ski chalet built in the 1960s, an affordable deed-restricted apartment, a glamorous high-rise condominium or a multi-level, multi-square-foot home – we all cherish the blue-sky playground with the same passion.

Eagle Vail is seeing a renaissance. Certainly, it is a far cry from the early days when it was an experimental farm for students at Colorado A&M, now Colorado State University. It was a big deal to experiment with seeds, potatoes and maybe some lettuce to see if they could thrive at high altitude. Now, of course, it is a thriving community for local families, retirees, tenants and second homeowners. Eagle Vail (recently renamed from Eagle-Vail) is home to approximately 1,400 residents. With the opening last November of a new $3.5 million pool, Eagle Vail’s popularity has skyrocketed. Pocket parks, a Par 3 golf course, hiking trails plus two schools add to its attractiveness. Its 18-hole golf course has been updated to accommodate more levels of players with fewer sand traps. Condo prices start in the mid-$200s, and a five-bedroom 3,436 square-foot single family home sold for $910,000 in 2011.

Residents of Glen Lyon in Vail’s Cascade Village love its location: close to Lionshead, an elementary school and Donovan Park, yet removed from traffic and noise. Gore Creek ambles by with a pedestrian and bike path alongside. Best of all, a chairlift makes for skiing in and out an awesome perk for some homeowners. Others store their skis and boots at the adjacent Vail Cascade Resort & Spa and are treated to van shuttles. The Aria Fitness Club & Spa boasts 78,000 square feet of health and fun with a vast array of classes, a running track, an outdoor swimming pool and underground parking. Glen Lyon is a mixture of large duplexes, single family homes and some condos. The homeowners association is strong. Like most real estate, prices have taken a hit. A condo listed at $1.6 million sold for a mere $725,000 last summer a duplex brought $881 per square-foot.

Taking a cue from European skiing, Bachelor Gulch, with access to over 1,600 acres connects to both Beaver Creek and Arrowhead ski resorts from its lofty neighborhood. Eighty-five percent of the owners enjoy the luxury of a ski-in, ski-out property. Its ruggedly handsome architecture is reminiscent of the grand lodges in America’s national parks. Bachelor Gulch blends in with nature, from home designs to skier bridges. Design aspects include forged iron, dry-stacked rock, dormer windows, log balconies, massive timbers and welcoming covered porches. Rough-hewn logs and enormous round timbers set the tone for homeowners and guests. The Ritz-Carlton Bachelor Gulch boasts a fitness center and spa and a Spago Restaurant, modeled after its namesake in Beverly Hills and master chef Wolfgang Puck. Buffalo Grill offers delicious outdoor lunches and brunches with live music on sunny ski days. Homes are both impressive and expensive – 10,000 square-foot home commanded $10,950,000 in July.

Referred to as the Banana belt and Down Valley, Gypsum is a real jewel according to people in the know. Residents enjoy a warmer climate and lower elevation than Vail. Amenities continue to grow in Gypsum, particularly so since the town bought the Peter Dye golf course and clubhouse at Cotton Ranch and turned it into a public course. Now called Gypsum Creek Golf Course, fees are a nominal $49 for 18 holes including a cart. There is a swimming pool at the golf course and a community recreation center along with a library. With plans in the hopper for increased flights at the Eagle County Regional Airport, and an I-70 interchange there, continued growth and increasing sales tax revenues are anticipated. Basically a working class community, Gypsum home prices are seen as bargains. A three-bedroom, four-bath home sold in 2011 for $47.80 a square-foot. Around the golf course, however, homes can command high $500s to mid $850s.
